Describe the problem before choosing a package
A general home package may not address the same task as a bed bug assessment or a rodent programme. Give the business a clear record of what you saw, where and when. Ask which findings its proposed work addresses and which areas remain outside the quote.
For a flat
Separate findings inside the unit from anything observed at the shared chute, corridor or bin area. Keep a common-area report alongside any private quotation.
For a condo or landed home
For a condo, ask the managing agent about access to shared areas. For a landed home, state whether the assessment needs to include an external perimeter, roof space or outbuilding. These are scope questions, not evidence that every home needs that work.
Make the preparation realistic
Tell the business what you can and cannot move safely. List food areas, bedrooms, aquariums, pets and belongings that need particular care. Ask for instructions suited to the actual method rather than relying on a generic promise that a treatment is safe.
Before the appointment
Agree who clears cupboards, moves furniture and deals with items needing separate handling. Ask whether assistance costs extra before the visit starts.
Coming home afterwards
Get written re-entry, ventilation and cleaning instructions for the products or method used. Follow actual local product directions; overseas safety references are not Singapore treatment instructions.
Keep pest work and repairs on the same page
Ask the inspector to list access gaps, moisture concerns or damaged fittings it thinks need attention, with photographs where practical. Decide who arranges repairs and when. A quotation for treatment should not quietly become a promise to complete plumbing, carpentry or building work.
Compare the full bill
Use the same property description for every business. Compare inspected areas, method, visits, duration, monitoring, GST and exclusions. Find out whether the amount is a starting price, a per-room figure or a complete programme. A smaller number is not a better deal when the work is different.
Know what a return visit covers
Ask what you should record after work and which findings trigger a return inspection. Confirm whether that visit includes further treatment or only a check, and whether additional rooms cost more. Keep the quotation and visit report together so nobody has to reconstruct what was agreed.
